Simply Horrible! Almost impossible to reach someone by phone. Even when calling at the moment they open (central time), you are on hold for ever. Email takes 3-5 business days. Their after hours phone message hasn't been updated in 3 years. It still says "Tax statements will go out January 2023". It is now 2026. If you ever get behind on your mortgage, they won't accept payments until all the arrears are satisfied thus keeping you behind until you can come up with the whole amount. I hope they never buy your mortgage and then you will have to deal with them. I hope you see this and move on to a more reputable lender.

If I could get negative stars I would do that. I did a mortgage assumption on my home(which was also a long and frustrating experience- was unable to get anyone on the actual phone, they never told me about fees associated with the assumption and only a very rude girl would answer my emails occasionally.) in 2024. My mortgage payment has been on auto draft from my account since I assumed my mortgage. Then I get a letter from them stating that my mortgage hasn't been paid for the last two months and now I owe them $1500. I immediately called to see what the issue was and I was told that "I called in May and cancelled the direct deposit." I told them I have never called to cancel the direct deposit, the number that they said made the call is not my number and did not come from me. Basically there was nothing to be done about it now. I asked if I could get extra security verification on my account so that there will not be a mix up in the future. The lady on the phone very reluctantly helped me add a passcode to my account, however I wouldn't be surprised at all if she did not actually add a passcode. Then I found out today that they reported my "delinquent account" to the credit bureau and it knocked my credit score down 105 points! The entire situation has been mismanaged and now I have a delinquent account on my report which is ridiculous. Please do yourself a favor and go with literally any other company!
